Homebuyers Seek Out Affordable Sun Belt Cities

As someone who’s spent years helping buyers navigate the Florida real estate landscape, I’m seeing a major trend: more homebuyers are seeking out affordable Sun Belt destinations, with Florida and Las Vegas leading the way. The latest numbers show that 18.7% of buyers are relocating between cities—the highest rate since 2021. Expensive coastal markets are seeing a dip in interest as folks look for vibrant communities that offer more value. From my experience in the Miami–Fort Lauderdale area, I’ve witnessed firsthand how our region’s blend of lifestyle and affordability makes it a top choice for those ready to make a move.

  • Miami Makes Adaptive Reuse Work

As someone who’s walked Miami’s neighborhoods for years, I’ve seen firsthand how creative reuse breathes new life into our city. Take the MiMo district: a beautifully restored 1953 hotel didn’t just preserve a piece of history—it helped ignite a wave of revitalization. That one project alone correlated with assessed values within a mile rising by about 45% over five years, outpacing the national average of 27%. In Miami, adaptive reuse isn’t limited to housing. I’ve watched projects like the Little River concept, where a museum and retail share space, and Midtown’s transformation of a 1962 warehouse for tenants, turn overlooked properties into vibrant community anchors. There’s real power in the emotional connection people feel to these familiar buildings; their authenticity draws visitors, tenants, and investors alike. While costs can sometimes run higher than new construction, Miami’s incentives—like tax abatements, grandfathered parking, and unique architectural features—often tip the balance, making these projects both rewarding and practical. It’s a reminder that our city’s story isn’t just in new developments, but in how we honor and reinvent the spaces we already have.

  • Why I’d Still Buy in Miami—But Carefully

Having spent years navigating Miami’s real estate landscape, I continue to see strong interest from affluent and international buyers—especially in our coveted coastal and luxury neighborhoods. There’s real potential right now in properties where sellers have already shouldered some of the recent rise in ownership costs. For those considering condos, it’s essential to take a close look at HOA fees, insurance, reserves, and any planned building expenses—these details can make a big difference in your investment. Single-family homes present a distinct set of risks and rewards, often commanding a premium due to steady demand. My experience has taught me that a careful, strategic approach is key to making the most of Miami’s dynamic market.

  • Miami Reigns as the Top City for All-Cash Home Sales

Miami Reigns as the Top City for All-Cash Home Sales

Miami continues to lead the nation as the top city for all-cash home sales. In early 2026, while cash buyers across the U.S. decreased by 11.2%—a sharper drop than the overall market’s 8.5% decline—the share of all-cash purchases still held strong at around 31%. This enduring strength is something I’ve seen firsthand in our Miami–Fort Lauderdale market, where increased inventory and more moderate prices are encouraging a broader mix of buyers. Having spent years negotiating and managing residential transactions here, I know how important it is to understand the dynamics between cash and financed buyers—especially as competition shifts. It’s just one of the reasons our market remains unique and resilient.

  • Case-Shiller: Miami home-price growth jumps in July

Case-Shiller: Miami home-price growth jumps in July

As someone who has spent years navigating the Miami real estate market, I always keep an eye on trends that matter to buyers and sellers here. In July, the Case-Shiller report showed U.S. home-price growth rising 1.9% compared to last year and 0.12% from the previous month, with Chicago taking the lead. Yet, even with these increases, real home prices actually declined for the 14th month in a row due to 3.4% inflation. That drop continues to shape what affordability means for those looking to make a move in our vibrant Miami market. In my experience, understanding these shifts is essential for making confident decisions—especially in a dynamic market like ours.

  • South Florida Market Gains Momentum in 2026

As someone who’s helped clients navigate the South Florida real estate market for years, I’m seeing clear momentum as we move through 2026. The real story isn’t a lack of buyers—it’s that limited inventory is still setting the pace in our local neighborhoods. Mortgage rates in the low 6% range have brought some stability, and for those who come prepared, this environment can offer real opportunities.

In the luxury space, homes priced above $5 million are especially notable right now: there are about 488 single-family listings available, with around 43 selling each month, and condos changing hands at an average of 20 per month. Across the region, roughly 4,500 homes are currently on the market. About 10% of those are listed above $5 million, and another 10% are below $500,000—a snapshot that explains how a tight supply is helping to support home values.

If inventory remains constrained, we can expect upward pressure on prices to continue. It’s also worth keeping an eye on the upcoming property tax referendum, which could play a role in some owners’ decisions about making a move. Having worked through many market cycles in Miami and Fort Lauderdale, I find that understanding the data—and knowing how to act on it—makes all the difference for buyers and sellers alike.

  • Miami, FL Buyers Gain Negotiating Power

As someone who’s worked the Miami real estate market for years, I’ve seen cycles shift, but the latest numbers really stand out: Miami homes are now selling for an average of about 5% below asking price. That puts our city at the top of the list for buyer discounts among major US markets. In fact, out of the top 50 housing markets nationwide, 38 are seeing homes close below list price—but Miami’s price cuts are the deepest. Even compared to the broader Southern region, where discounts average just 2% to 3%, buyers here have noticeably more negotiating power. For anyone considering a purchase in the Miami area, this is a clear signal: it’s a buyers’ market, and there’s real space to negotiate with sellers. Having navigated countless deals across all kinds of market conditions, I know how these numbers translate into opportunities for buyers—especially in a city as dynamic as ours.

Miami Inventory Tightens While Prices Stay Well Above the National Average

As someone who’s spent years navigating the Miami–Fort Lauderdale real estate landscape, I’ve seen firsthand how dynamic our market can be. Right now, Miami’s housing inventory is tightening: active listings are down 16.9% compared to last year, and new listings have dipped by 2.9%. Although the median list price has edged down 2.9% to $495,000, our local prices remain well above the national average. Homes are taking a bit longer to sell, too—about 85 days on average, compared to the national median of 57 days. These trends highlight just how unique and competitive the Miami market continues to be.
